The Property Manager will lead the property management team’s efforts to provide a superior owner and tenant experience. This will be achieved through professional, first-class property operations, maintenance, customer service, and solid financial performance.

Will supervise and coordinate the daily management and operations of commercial real estate properties through the general administration, maintenance of the properties, and management of all property staff.  Responsible for maintaining the physical assets and performance of the property in accordance with owner objectives.


RESPONSIBILITIES

  • Perform regular inspections of properties, recommend and direct alterations, maintenance and reconditioning of properties as necessary.
  • Negotiate and contract for vendor services and supervise work as required.
  • Coordinate marketing and leasing of properties, show space, qualify prospective tenants, and negotiate leases and/or lease renewals.
  • Maintain positive relationships and high retention levels with all tenants.
  • Respond to property and tenant needs and coordinate with staff to resolve issues.
  • Manage tenant move-ins, move-outs and all construct ion-related activities.
  • Oversee the timely collection of rent, payment of expenses, compliance with lease terms, and preparation of all required legal notices.
  • Prepare accurate, timely and complete monthly reports including operational summaries, collections and variance reports.
  • Prepare annual budgets, forecasts and management plans.
  • Supervise the planning and implementation of operating and capital expenditures.
  • Supervise on-site management employees to ensure optimum performance.
  • Walk vacancies monthly to ensure upkeep
  • Approve coded invoices for payment
  • Review lease abstracts for accuracy
  • Other duties as assigned or amended from time to time.
QUALIFICATIONS

  • Requires a thorough understanding of commercial real estate, property management operations, leases and vendor contracts.
  • Ability to maintain a heavy on-site presence with frequent tenant, vendor, staff and owner interaction.
  • Develop and maintain positive relationships with all tenants, staff and owners.
  • 3+ years experience in commercial property management with managerial, financial and marketing responsibility for a significant size property and/or portfolio
  • Bachelor’s degree in Accounting, preferred.
  • Strong computer and internet skills, including Microsoft Office suite.
  • Experience in property management software such as Yardi, Skyline, MRI or Total Management.
  • Strong organization and communication skills, with ability to multi-task and manage time to meet frequently changing deadlines in a fast-paced environment.
  • Pride of workmanship, strong attention to detail and interest in accuracy.
  • Consistently maintain a positive customer-service attitude.
  • Exhibit a strong work ethic with a team-oriented approach.
